Wholesaling offers the lowest barrier to entry to get started in real estate. No money or little is needed to close a deal depending on how you chose to structure it. It does not require you to have lots of prior experience and you're also are not responsible for any of the repairs. You just need to find the deals with value at a discount.
The goal in real estate wholesaling is to sell the home to an interested party(investor/buyer) before the contract with the original homeowner closes. This means no money exchanges hands between the wholesaler and the seller, usually not until a buyer is found by the wholesaler.
You make your profit by finding a buyer willing to purchase the home at a higher price than the amount agreed upon originally by the seller. The difference is yours to keep.
Example: Seller agrees to sell property to you for $65,000 and you find an investor/buyer willing to purchase for $70,000. You stand to make a gross profit of $5,000.
This is a great low risk strategy that can be used as a source to create quick cash without using any of your own credit, money or other financing techniques. You have no risk because you are only tying up the deal to “assign” it to another investor or individual.
